Payment Terms:
Payments are to be made with a credit card.
Booking 1 month or more before arrival date: 50% deposit of reservation total with balance due 14 days before arrival date.
Booking less than 1 month before arrival date: 100% charged at the time of booking.
Cancellation Policy:
Cancellations received 14 days or more before the first night - 100% refund.
Cancellations between 7-14 days before the first night - 50% refund.
Cancellations less than 7 days before the first night - no refund.
No shows - no refund.
Departure before the last night of reservation - no refund.

Pets
No pets of any kind are permitted at the Property unless specifically authorized by us before booking confirmation (dogs only).
If a dog is authorized there will be an additional $60 Pet Fee added to the invoice to cover extra cleaning.
All dogs must be flea-treated at least a week before the arrival date.
You are required to keep your dog off the furniture (including the couches, chairs, and beds), prevent your dog from damaging any property, and pick up and properly dispose of your dog’s excrement.
House Rules
Short Term Rental: Regardless of the duration of your stay at the Property, you acknowledge and understand that this Agreement represents a short-term nightly rental arrangement and does not constitute a lease.
Maximum Occupancy: The number of Occupants (including children) present at the Property may not exceed 8.
Parking: Our driveway is shared with the vacant lot next to us. There is room for 2 cars parked close to the garage, and 1 in the garage if needed. The City permits 1 additional vehicle parked on-street, with the most convenient location directly in front of the patio. No recreational vehicle, travel trailer, tent, or other temporary shelter shall be used as, or in conjunction with the Property. Parking limits and requirements are strictly enforced by the city, and if violated, a fine and or towing may occur.
No Smoking: Smoking is not permitted at the Property (including outdoor areas). “Smoking” includes any lighted or electronic cigar, cigarette, pipe, vaporizer, joint, or other tobacco or marijuana product.
Be a Good Neighbor: Expectation is that you and your occupants conduct yourselves throughout your stay in a manner that is respectful of, and not disruptive to neighbors, and that will not prompt complaints from neighbors or police. Noise audible outside the Property (including music or loud conversation) is prohibited between 10 p.m. and 7 a.m.
Housekeeping: We provide an initial supply of tissue, toilet paper, paper towels, bath soap, laundry soap, dish detergent, clean bed linens, and towels. We do not replenish products during your stay. Black facecloths are provided for makeup removal. Please do not take bathroom linens down to the beach, you will find beach towels located in the hall bathroom.
Cleaning Obligations: We ask that you help keep our home in good condition by adhering to the following:- leave the Property in the same general condition as it was when you arrived. Clean all food and drink spills immediately- if you break or damage any items please clean up and notify us promptly - remove all of your food from the refrigerator and clean any spills- run and unload the dishwasher before you leave- strip dirty linens from the beds and bathrooms and place them in the hall bathroom, start a load of laundry before departure- remove all garbage and place in the outside trash can before departure
Garbage: The property receives garbage service with collection directly at the Property without the need to move to the street. Pick-up frequency varies according to occupancy volumes, however expectation is that all garbage will be accommodated in the available outdoor trash can. Please ensure the lid is secure after each use to prevent unwanted interest from critters. In the unlikely event that the outdoor trash can become full please keep excess garbage in the garage, and notify us immediately so that we can arrange an off-cycle collection. Recycling can be taken to the nearby Manzanita Transfer Station.
Firewood: We do not supply firewood. If you plan to use either the wood stove or fire pit, wood is available from the grocery store two blocks from the Property.
